This hotel is in a very good location. Walk to the falls, but be aware that it is a steep hill. About a 15 minute walk to Clifton Hill area. Lots of restaurants around.
However, the rooms are showing their age and in need of an upgrade. We had an executive king suite, but were asked to pay extra for a mini-fridge. After some discussion, they did give us a fridge at no charge. There was no microwave either. For these prices, these are typically supplied in other hotels in the immediate area. The room was large, but could have been laid out much better, and could have had a small kitchenette. A larger shower would have nice as well.
The TV was small, with limited channels. The 2 small chairs were uncomfortable. There didn't seem to be any way to turn off the light on the balcony. There were a couple of light switches that apparently do nothing.

Stay at this hotel was great. I was pleasantly surprised based on having read some other less favorable reviews. Front desk staff was great, room was in really good condition. Certainly the facility has been around for many years but it has been updated and kept in good condition. The only issue was the a/c unit in the room did not seem to be able to adequately cool the room, but I like the room temp at ~66 degrees and it couldn't cool quite that well. It wasn't really uncomfortable, just not the best temp for me. Otherwise, location to falls was excellent! Would definitely recommend this hotel to others.
