Hotel is right in the centre of Edinburgh and a great base to explore the city. Staff very good and have good local knowledge of streets etc. Rooms very clean and modern- excellent value.

We stayed here only for a day. The location is perfect, close to everything In Edinburgh. The rooms are tiny but that was expected. The hotel provides all the basic comforts except one. There is no ventilation in the room. There is a miniature fan bolted to the top and directed at the front door. Sleep at night was quite uncomfortable. We were told that the local laws prohibit air conditioning in the rooms but they should plan for breezy fans in every room especially during summer.

Hôtel bien situé dans le centre, proche de la vieille ville.
De l'office de tourisme et ligne direct par le tram depuis l'aéroport.
Chambre correct, manque de rangement. Murs pas suffisamment isolés, on entend la chambre voisine.
Petit déjeuner très moyen, œufs et saucisses froids, pas beaucoup de choix, salle trop petite, difficile de circuler entre les tables.

Ho soggiornato in questo hotel per due notti in una camera quadrupla. Molto pulita, non eccessivamente spaziosa. Ottima colazione. Struttura a due passi dal centro e dalla stazione ferroviaria.

We would definitely stay at this hotel again. Its close walking proximity to the major tourist areas of Edinburgh and Waverly Station while providing distance from the crowds of these areas and the Royal Mile were a real plus. As well, the half block walk to the York tram stop is a real advantage for getting to and from Edinburgh Airport. There are plenty of restaurants and pubs in the immediate area as well as a Tesco, shopping mall, and the Playhouse Theatre across the street.
The rooms, while not being air conditioned, were bright, cheery, and extremely well kept. Our only complaint was that we prefer a harder mattress. We were not in Edinburgh during a heat wave so did not need air conditioning but could perceive that the room might be hot if summer conditions in Scotland had been a wee bit different this year.
The staff was brilliant. Very helpful and accomodating. When we get the chance to return to Edinburgh once more, we will be staying at this hotel again.

Service at reception was very good.
Unfortunately breakfast was a different matter. Very busy and crowded. Choice was fine but quality of cooked food very poor, especially the hard tasteless scrambled eggs. Staff were unfriendly and sometimes quite rude, not a good experience. They responded to guest requests as though it was a real bother. They were very busy but often stood chatting with tables not being cleared.
Room was clean but really stuffy.
Would not use this hotel again.
