Pros:- Excellent Location(15 mins walk to ctr), Superb Quality (Fam Room) accommodation,
Cons:- Breakfast (unmanned and chaotic!!) bit of a free for all, many young clubbers use this hotel and food/utensils etc were adequetely not topped up, I'm convinced a couple of staff in the vicinity(and not three on reception !!) would help :-)
Overall good value for money but don't rely on being filled up before departure :-)

Stayed last weekend with my 2 daughters. we had a room that sleeps 3 a double bed and a sofa bed. The sofa was more comfotable then the double bed, it was a nice touch having soft or firm pillows to choose from. The room was big enough for us as we did not spend too much time in it. Great shower .
Its about 15 min walk to the main city centre, shops etc.
There are some great bars and eating places in the city, we can def rec Giraffe and the Botanist for food, the Botanist cocktails where the best.
The downside was the noise from the dual carriageway, we were on the 5th floor at the rear of the hotel, and we kept checking that the window was actually closed.
We would still stay there again and as my daughter is at Leeds uni will poss stay again but would look out for deals .
The staff are great and nothing was too mcuh trouble.

I stayed with my wife and 3 kids for two nights using two bed rooms. It is quiet place in Leeds and close to the city Centre. Rooms were prepared to accommodate three persons as I requested in my booking. In general, Very good level of service.
The surprise was about the parking. I paid £5 per night for the parking .
