I was attending a conference at QUB and this was a great location, just five minutes walk away from the college. It also has residents' parking which was one of the reasons I chose it as parking can sometimes be difficult around this area. The staff were friendly and helpful - I had a problem with the lock in the first room they gave me so one of the team came to take a look and move me to a new room straight away without any issues. The room was comfortable and spotless - my only tip would be to bring your own toiletries as there was all in one body wash/shampoo in the shower - so I was glad to have brought my own shampoo and conditioner, but that is only a very minor point! I arrived late but they offer 24/7 food so I got a pizza which was good. All in all I would recommend this hotel, and would certainly return if visiting Belfast again.

stayed at this hotel for second time. Simple quick check in and very helpful staff. Just a 10 minute walk to the centre. Everything was excellent but breakfast could be a bit better as they ran out of some things, having said that it was very busy at the time. Will stay there again and would recommend this hotel if you want a good value, no nonsense, hotel.

This was a great spot to stay, not far from a road full of restaurants. Rooms were clean (except for a stain on the carpet), comfortable, and worth the stay.
Staff were very nice to deal with.
I don't recommend the food though; we tried a bit and did not like it at all.
Overall, stay here, but I don't recommend the food.

Stayed at this hotel on many occassions and it never fails to disappoint in staff service, cleanl comfortable room, reasonably priced and an excellent breakfast choice.

My husband and I stayed 3 nights here last week and found it to be clean and comfortable. The breakfast was good but no decaff tea bags and when I asked if they had any the girl didn't understand English and didn't ask another staff member to come to me. However the free underground parking was appreciated.
Drawback not enough wardrobe hanging and could benefit fro coat hooks. However I would recommend and return.

stayed here with my husband and son, we had a family room it was excellent for our needs and the breakfast was excellent.
The staff were helpful and friendly.

Rooms were as I would expect from Holiday Inn Express - comfortable and clean, without being luxurious. They were a little on the hot side, although as the location wasn't noisy we could open windows. Beds were comfortable, and we slept well. This despite there being members of a hen party on our corridor. Either they were very quiet, or the sound proofing was very good. All staff were helpful, friendly and efficient. Breakfast was very good value. We had dinner one night, which was ok, but we would probably eat elsewhere if staying again, as there are better options not too far away. Hotel has a free car park which was one reason why we chose this particular hotel. Although not large, there were always parking spaces available.

This is the fourth hotel that we have stayed in in central Belfast and whilst not the best it was of an acceptable standard for a busy high volume budget hotel. Staff were friendly and helpful. The room was clean although the bed linen was well past the best and the duvets and covers, although clean, could do with replacing. The beds are also rather soft - well used perhaps?The breakfast was adequate although not of the best quality. We were fortunate to find the last paring space in an extremely small and tight to access car park. Perhaps we will try hotel no. 5 on our next trip to Belfast in a few weeks time as there are sever to choose from in this price bracket.

My wife and i stayed here for 2 nights.Hotel was very clean & tidy. Room was spacious, fresh linen lovely bed and good heating 1 of the best nights sleep i have had away from home.Breakfast was surprisingly good and i have stayed in holiday inn express in London before and they were horrible.Great to have secure parking and within and short walk of the city centre. I will definetely stay here again and will recomend

Our fourth/fifth (not sure) stay at this hotel and yet again our sleep was disturbed by very noisy guests coupled with paper thin walls. In the past we've had wedding receptions, and late arrivals waking us but this time it was someone trying to enter our room at 3am through an adjoining door from their room! They then had a party until 5am! Not the best rest for the day ahead. It's happened too often and I seriously doubt if we'll ever be back.

I chose this hotel because of its private parking lot and its nearness to Queen's University. it is located in a pleasant neighborhood, in walking distance from small shops and cafes. Parking was easy, and I felt secure upon going to or leaving my car.
I also appreciated having the use of a personal safe located near the administrative office.
The room was too warm for comfortable sleep under the duvet, and no top sheet or blanket was provided; nor was there ventilation other than the cracked window. The hotel was very quiet, however.
The hot breakfast food was poor: dry, tough scrambled eggs; hard, tough bacon; coffee from a machine -- tasted like instant.
The two dinners I had there were mediocre: seemed to be heated-up from pre-cooked items.

We booked Holiday Inn Express in Belfast because we had already enjoyed a break at Holiday Inn Express in Newcastle. We were not disappointed!
The hotel on University Street is very conveniently situated, close to the University, and handy for the restaurants of Botanic Avenue and also Botanic railway station.
The room was clean and very comfortable, also very quiet despite our room facing on to the fairly busy street. The staff were excellent, friendly, welcoming and helpful. The breakfast choices were plentiful, and the food was very good quality. This hotel also offers evening meals if they're wanted, but we ate out.
In short, I don't think there is a better option in this price range, and I doubt if you could have better if you paid more, unless you insist on having your bags carried and your car parked by the staff.
We will definitely be using this hotel again.

I stayed here for a couple of nights with my family and was looked after very well. Helpful staff and nothing was too much bother to them. Belfast is a large place and so was the room. A great breakfast set us up for a great visit. Will use this hotel again due to it's quiet location and parking looked to be sorted out as well. Will bring the car next time to see much more of Northern Ireland.

Have stayed 5 times whilst visiting my son who studies at Queen's. The accommodation is as expected: clean, warm, quiet , comfortable. Breakfast very good. The location is great. What makes the difference are the fantastic employees. Without exception they have always gone the extra mile be it phoning for a cab, finding out information or looking after luggage. My offers to pay for my son's breakfast were also turned down- a nice touch. Oh and free wifi throughout is great.

It was our first visit to Belfast. We were there for a wedding. We have no complaints whatsoever of the hotel. Everything was very good including the breakfast included in the price. We walked downtown several times and it only took about 15 minutes. We felt very safe in the area. We even walked along the river from Belfast Central Train Station, it was a very nice walk. The front desk called cabs for us when we needed them and they were there within 5 minutes. All the staff were very informative and friendly. If we go back to Belfast we would definitely stay there again and we would recommend this hotel.

I arrived with my 17 year old son at about 9pm on a Friday evening. The hotel was about 20 minute walk from the city centre and has a very welcoming exterior.
The check in process was really quick and the desk staff were really friendly and welcoming.
The twin room itself was spacious and really clean, the shower is excellent (always important!). Because the hotel is surrounded by residential houses there was no noise from outside (our room was at the back). My only negative point is that the extractor fan is a little grimy with long-term use.
The breakfast area is a little small for tired wandering people, but the selection of food is excellent and there were always staff around clearing tables and ensuring food was kept topped up and available.
Overall I would definitely recommend this hotel!

The location of the hotel was brilliant - near the Botanic Gardens, thrift shops esp. Oxfam bookshop and a great Chinese restaurant in the area serving dim sum. We had two adjoining rooms. they were warm, unfussy and clean. there were sofa beds for the kids.
Breakfast could be improved with more healthy choices. The TV switched on in the breakfast area was a nuisance and unnecessary as there were TV sets in the rooms.
Car parking facilities were convenient and staff were friendly.

During a recent vacation to Belfast we stayed at the HIE Belfast City - Queen's Quarter. I'll start with the Pros. It was within walking distance of most of the tourist areas. It had a great breakfast, the room was clean and the staff were also very good. Cons. The beds were horrible. I felt like I was staying in a hostel with cots to sleep in. Also the walls were very thin. I could hear the children in the next room running around and jumping on things for half the night. With better beds this hotel would definitely be a place I would stay again.

We have stayed at this hotel before and found our stay this time as good as the last. Lovely clean rooms and very polite and friendly staff. Would highly recommend this hotel. There are also plenty restaurants within walking distance.

A group of 8 of us stayed for 3 nights from6/2/14.everything about the hotel was good especially the price. The breakfast was good, and the staff very helpful.the only point I would say was that most ofus thought the beds were to soft.would definitely use again

The staff are so helpful, the hotel is lovely and comfortable. It's situated just far enough away from the hustle and bustle of the city centre to enable you to relax.
The thing we enjoyed most was that breakfast is served until midday, this means you really can have a lie in when you're on holiday!

My first Christmas away and fortunate enough to stay here. A lovely room, quiet and peaceful, clean and spacious. A little south of the city centre - approx 20 minute walk - but away from any hustle and bustle. Fantastic value.

First I want to say Dagmara at the front desk was very friendly and helpful, Thanks. The breakfast was very good, the free parking was a plus and the price was the lowest Holiday Inn property available.
I took a chance on this booking because we got into town late but like other reviews stated, the hotel guests seem to be loud. We had room doors slamming through the night and people laughing and running down the hall. The bed was probably one of the worst I have ever slept on and I have stayed in lots of Holiday Inn Expresses. I know the Mgmt. cannot do much about loud guests letting their doors slam but they need to invest in some new beds. We stayed 1 night and went to another hotel for the next 2 nights. If you don't mind the noise and beds then this Express may be good for you.
