The staff was very good and the room was very, very clean. However the age of the facility is telling and is need of a serious renovation. In particular, the carpet, which we assume was the source of a rather disagreeable odor, should be replaced.
I wish to make it clear the staff, especially the cleaning staff, did an excellent job given the condition of the facility

We have stayed at this location many times and it doesn't seem to be getting better. Our room smelled like mildew upon arrival and throughout our stay. In the morning, the rug was moist in the entire room. The air conditioner would go on and off all night. This was no way to set it for continuous. The corners of the bathroom floor had mildew in them and I found a "chunk" of used soap in one corner...not from us.

I had a discounted rate through the University of Rhode Island for an orientation event. It was a nice hotel . Very close to campus. I stayed on the ground floor which had a sliding glass door to a patio by the pool. I enjoyed that since I did not have that boxed in feeling I get sometimes when staying at hotels. The young staff was very nice and courteous. I only wish that there was complimentary coffee in the morning in the lobby. They have a coffee maker in the room but I need real milk and not the powder stuff. I paid way,way, too much money for a tiny cup of coffee at the attached restaurant. (Which is not owned by the hotel) I will be back in the area over the next 4 years while one of my daughter's attends the school. Although the hotel was fine I think I will explore other places that have more of a vacation feel. Newport is so close, why not?

I feel that the elevator location is very inconvenient, located at the end of the hallway. The lighting also is very dim throughout the hallways.

It was nice to see a familiar name when looking for a last minute place to stay. The room could have used a little TLC in terms of cleanliness, but my biggest problem "graffiti" was so specific that it wouldn't turn me away from another stay if I was in the area again. The prices were a bit steep, but again I think you may be paying for a familiar name.

Definitely a recommended place to stay. With or without family. Everything was exceptional save the internet connection which in all fairness was what I've come to expect in most hotels. I have a fast connection at home, so I'm spoiled.

Hotel needs updating...
The staff was great and very accommodating....
The pool was clean and well kept...
The rooms overall were dirty...
The bathroom was dirty, there were hairs all over and the floors were filthy...
The carpets are filthy as a whole...
Cobwebs all over the rooms...
The drapes were torn...
The hotel needs a major renovation and update...
AND the elevator was in the back of the building so you had to walk through the whole 1st floor of rooms to get to the elevators... Very inconvenient!

When staying in a hotel, I am primarily concerned about the sleep that I get. The sleep here was fitful and uncomfortable. The pillows were awful!! Also, the air conditioner was strange. At 73, the room seemed cold but at 74 it seemed humid. I keep it at 68 or 70 at home.
Everything else was more or less okay but, when you only spend 8 hours in the room sleeping and the sleep stinks, then the stay stinks. And, speaking of stink, the hallways and elevator had a terrible smell the whole two days. Luckily, the room smelled fine.
If I had only brought my own pillows, I think my impression would have been more favorable. If I had only known!!

Was in the area for a baseball tournament. When I 1st booked the hotel we were only staying 1 night. I found out the day before we were checking in that the coach wanted us to stay the 2nd day. So, I called at 9:30pm to see if there was any availability. At 1st glance they couldn't get me a room for the second night. However the reservastionist looked further & was able to get me the room for the 2nd night. She was a life saver. If we didn't get that room the closest hotel was 45 mins from the fields.
Also, the staff at the hotel were very accommodating. We needed extra blankets & they were at our room in mins. Nice hotel, great staff

This property does recognize Platinum level other than saying thanks. They specifically say they do not upgrade rooms for Platinum members. Also, rooms are small and outdated.

There are limited chain hotels in this area and this Holiday Inn is one of two. This hotel was clean and had all that one would need for a stay but none of the little extras that are offered at other hotels. The room was clean and the beds were comfortable. There was no mini-fridge or microwave in the room, they don't offer a free breakfast or any other extras that you normally get for that price.

stayed for 2 nights...first night terrible with lots of noise from guests. More noise when staff member came to tell guest about noise...carrying on laughing and apologizing. Perhaps a phone call would have been more appropriate. No sleep that night. Two guests decided to have a loud and long conversation in the hall outside of our room...part of partygoer group.
Second night better...partygoers gone!
Room average...bed comfortable.
Need to train staff on handling noise situations and where to place guests so people not part of big groups are in a separate setting

The service at this hotel was tremendous. Some of the hotel amenities were limited (the fitness center was literally a treadmill and an elliptical machine and the room could have used a mini fridge), but overall a good value. Would highly recommend the Holiday Inn.

Unfortunately, we had to cancel a second room day of arrival. We appreciated the understanding and ease of canceling the room without a problem.
The restaurant refused to serve us breakfast in the morning stating," they were out of food". This resulted in a great inconvenience to our entire party. This is unacceptable!!

We were in a room on the first floor and enjoyed sitting outside and having the pool right outside the siding door.
The restaurant is under new ownership but makes the same quality of food as the old great one.
Breakfast is fast and very good get the blueberry pancakes!

Our family of 15 went to Rhode Island to celebrate our daughter's 50th birthday. We stayed at the Holiday Inn in South Kingstown. Marie Fonseca and the staff made our experience very special. A wonderful birthday sign greeted us in the lobby upon our arrival, balloons and all. In our daughter's room the staff had also created a sign and left a single rose to say I Love You. We had a great time in the pool area. Our time at the Inn was a memorable one. Thank you.

Overall the hotel met my needs, however i was disappointed to find that they did not offer any type of complimentary breakfast. Even a simple set up of coffee and fruit would have been adequate.

As far as value goes, this stay was disappointing. The hotel staff was friendly, but the hotel itself is in need of renovations and added services, particularly breakfast for guests. The location does not warrant beach-vicinity prices, and the condition further diminishes the value.

Several people in our group were double billed. The staff refused to reimburse them. They all had to go to their credit card companies to get a refund.
I had written verification that a second room could be canceled day of arrival. I canceled a day in advance, and they charged my card full price. I went to three levels of staff/management, and was finally told "take it up with your credit card company, we are NOT refunding your money." Again, I had written confirmation from them that I canceled within the cancellation window.
Stay far, far away from this hotel.

I have stayed at this hotel several times over the past 4 years. For URI graduation weekend I had 2 rooms(overpriced for the wknd); after checking out I received a phone call that something had been left behind. I was shocked to find out that my daughter had left her electronic tablet(kindle) in the room. I credit the entire staff for its reliability and trustworthiness. Thanks especially to Hillary and Ryan!

I was just staying at the Holiday Inn in S. Kingston as my son goes to University of Rhode Island. I became violently ill the first night with food poison and the two ladies on duty could not have been more helpful to me and my children. Plus they followed up the next day on how I was. It made my stay personalized as these two always do. Thank you to Heather and Courtney
