I was sent a confirmation that I would have a smoking room. Upon arrival I was told that it had been given to someone else.
I would have expected that the hotel would inform me that the room that I had requested was not available so that I could have made other arrangements.
As a result, I was forced to smoke in the driveway with other people in their night clothes.

The hotel itself was very nice, the location was horrible. When you walk out of the door, keep you head on a swivel, and stay alert at all times. Heavy traffic and homeless are all around you. Be alert and aware. I would not bring my young or teenage children here, too much going on they don't need to see.
Oh, and the parking fees are very high.

The room was large and very comfy. Clean and tidy. The bed was perfect and comfy and the internet worked without a hitch, pretty fast too. However, you can hear your neighbor WALK it's that bad -- the door that separates the two rooms (they can be conjoined) had no noise isolation _at all_. It was rather amplifying everything. I got up two different nights to two different people talking in the other room. Yes, talking. Also, there is a massive building being raised on the other side of the road so it's pretty noisy too, though nothing compared to you literally hearing your neighbor _walk_. So, did I enjoy myself? Kinda.

The stay was so bad that I stayed only one night for this multi-day trip and switched to another hotel right after the night.
Yes, they upgraded my to executive floor.
BUT, there is no such things as hot water, not even warm water. I reported the problem, but no one came. The front desk told me they would try to contact someone to repair it on the next morning...
Will never stay in this hotel again.

This is not the Holiday Inn of my childhood! The room was meticulously clean, the bed was fresh and without sag, TV and bathroom were great. But there is only one single 2-prong outlet anywhere near the bed. So bring an outlet multiplier and a 3-to-2-prong adapter. Oh, and the neighborhood is bad. Don't think San Francisco is all expensive Victorian houses--that's not near here. There are lots of homeless in front of the hotel, and though there are some stores nearby, none are attractive. The hotel is directly across the street from the fabulous Orpheum Theater, and it would make an ideal spot to stay after taking in a show. SF is not an inexpensive place to stay. Still, the room was surprisingly expensive.

I was impressed by the friendly staff who went out of their way to address your needs. The room was great. Clean with a comfortable bed. The Breakfast was very good albeit it bit on the pricey side. As an IHG Platinum member I thought the breakfast was included but it was not. I think the breakfast cost was about $20 which probably is considered reasonable being San Francisco. The location of the hotel was great. Very conveniently located next to the BART Civic Center station and to the Bus and Tram stops. Will stay there again the next time I am in SF.
