This hotel is not a resort. The property is very run down. Many things need attention.
On stay many things were broken.
Hotel does not provide any any allowances to the rate for facilities not working.
For non smoking property there is a lot of smoke.
Location is excellent too bad property does not live up to advertising.
No AC during summer!!

I don’t mind a little discomfort because nothing is perfect..but when you are on
vacation and it’s summer..I want my hotel room to have AC which it didn’t for my stay of 3 days. The hot tub was broken also all through the stay, my bathroom sink didn’t drain, so I had to wait for it. Our ice machine wasn’t even working in our level, so I had to go to a different floor to get it. I spoke to a manager and nothing was done about the issues.
The hotel is dated and broken down

No guest room AC, no pool heating and the jacuzzi was broken. These are long term issues. the hotel is dated, like decorated in the 1980s.
manager s on front desk were borderline rude

My husband and I were in town for a charity car show. We arrived at the hotel, (which we stayed at the year prior). There were notices posted on the entrance door that the HVAC was not working in any of the guest rooms. We were not offered a discounted room rate, additional reward points for the inconvenience or relocation to a different hotel. The front staff was indifferent to our requests. At the very least, we should have received some form of communication before we arrived. We have stayed at this hotel previously and everything was satisfactory. We are saddened that this “resort” has been neglected and fallen into disrepair.
Resort fee for no a/c and dirty pool

So, this was a horrible stay. After booking on the IHG app and checking in late (almost 11pm) we arrived to see two small signs on the front desk stating there was no A/C in the building and there was no attempt or timeframe to repair it (not mentioned on the app). It was too late to find another hotel so checked in. The layout and interior hallways are more like something from The Shining and the lack of good signage makes finding anything in the hotel difficult. True to the front desk there was no a/c so being on the 3rd floor and getting all the rising heat I did as the front desk suggested and opened the window, I guess so I could hear the drunks at the bar sing Karaoke and the dogs bark all night while my room cooled down to a chilly 80 degrees. Rooms could be nice but every thing is broken down, big red and blue stickers in the shower that don't align to where the broken shower handle produces hot or cold water. Bring slippers or flip flops because you do not want to go bare foot on the carpet. The front desk was helpful and friendly to a point but I am sure they are tired of hearing about the busted A/C and the poor conditions in the rooms. Best description is the beat up Ski Resort hotel in Hot Tub Time Machine, the current version not the bice one 30 years ago. Seriously look elsewhere dont put your family in this place.

No air conditioning and no hot water for the entire stay. Horrible communication and no compensation. Front desk was empty upon check out. Never going back
You should consider staying at another property

If you have already made a reservation to stay at the HOLIDAY INN RESORT THE LODGE AT BIG BEAR LAKE (California) you may want to consider changing your reservation to another hotel property.
We made a reservation on April 20, 2025 to stay at the Holiday Inn Resort The Lodge at Big Bear Lake (California) for August 8th and 9th. Coming from Central Arizona, the intent of our trip was to attend a family reunion and the annual classic car show at Big Bear Lake.
Upon arrival at the hotel, we were advised that the air conditioning system was inoperative in the entire hotel. Daytime temperatures were in the low to mid 90’s during our stay.
At check-in, we asked the front desk clerk why we were not advised of this condition prior to our travels to California. They had no answer. They told us we could choose not to check-in, but we would still be charged for the reservation due to late cancellation policy.
After a 7-hours drive, we were in no mood to leave the Big Bear area. We attempted to find another local hotel, but due to the classic car show, all others were sold out for the weekend. Therefore, with no other local hotel options, and still wanting to reunite with our relatives, and to also attend the car show, we reluctantly capitulated and stayed at the hotel.
The temperature in our room, which was located on the 3rd floor (the hotel has 4 floors and several hundred rooms), never dropped below 82 degrees, even with our window wide open all night and day. The front desk mentioned that they had provided some fans to some guests, but they did not have enough to provide fans to all guests for the sold-out hotel. Because we were staying for 2 nights, they would attempt to secure us a fan the next day, if a guest that had one checked-out. Of course we did not get a fan.
The next morning, I inquired with the front desk person as to how long the hotel’s air conditioning system had been inoperative. They replied, it had been more than 1 month. They gave a weak excuse that it is difficult to get repair companies to come to their location for service. But they had just found a company that gave them a quote for repairs and they were waiting for the hotel owner to sign-off on the repairs sometime the following week.
While I was discussing the air conditioning problem with the clerk, I also mentioned that we had no hot water in our room in the morning. Another guest standing nearby heard my comment and he mentioned to the clerk that they did not have hot water in their room either.
A shorth time later while I was still in the lobby area, the hotel manager had appeared behind the front desk and he began to berate the clerk. He told the clerk that although he was the “acting manager” that she needed to stop asking for him to speak to upset guests at the hotel. She needed to tell the guests that she was the “acting manager” and there was no one else available to discuss any complaints.
I felt bad for this poor clerk. This manager is obviously highly unprofessional as he reprimanded the clerk in full view of any guests standing in the lobby area. He also demonstrated that he is a total coward, not willing to carry-out his management responsibilities, thereby forcing another lower-level employee to do his dirty work to refuse service to complaining guests.
All of us guests were asking for some sort of compensation due to the harsh conditions, but the manager refused any. Due to it being a premium weekend for the hotel, we paid $302.00 per night, which included all resort fees and taxes. That is a very hefty price for a so called “Resort Hotel” that did not have any air conditioning.
After returning home, I went online to see other guest comments for this hotel. It is very apparent that this hotel has been experiencing problems for many weeks. Because their problems are not being rectified quickly, it proves the hotel management has no compassion for their guests.
I would not be surprised if this hotel is having major financial problems, and they are purposely shutting down the HVAC system and Water Heater system to save money on electricity. Of course, they do not want to advise reservation holders of their operational issues in advance, as they would lose a lot of business. And it is clear that the hotel management is not going to provide any compensation for relief once you are stuck at their doorstep. It would appear they only seek to get your money and could care less if you are happy with your stay or not.
If you are a current reservation holder, I would highly advise you to ask the hotel if these problems have been corrected before you travel. Or if they will be corrected before your arrival date. If they cannot guarantee, in writing, that everything is working properly, you should consider moving to a different hotel property. As many of us have already experienced, they absolutely will not compensate you once you have arrived.
The InterContinental Hotel Group (IHG) should be ashamed and embarrassed by having this particular resort in their portfolio. I know this experience has left a very bad taste in my mouth, and I doubt I will stay at another IHG property in the future.
Best of Luck to all of you.
Poor Experience

We did not receive a room with a walk-in shower as guaranteed and therefore could not shower with our handicaps. Air conditioning was not working during a heatwave in August, and we could not sleep well in the room at 79 degrees. The hotel hallway exterior exit doors were propped open to allow the heat to escape and therefore there was zero security throughout the hotel. There were NO screens on the windows and therefore bugs came into the room when the windows were open to try and cool off the hot room. We did not receive a call back from management and called 3 days straight to speak to a manager. The worst hotel experience we have ever had.
No AC

Do not stay here. The room is so hot that you have to sleep with the window open. You wake up early in the morning because it’s so hot and the front desk and everybody doesn’t even care and are not apologetic whatsoever. They should probably let guest know that the AC is not working before you drive all the way up there and check into the hotel
Very Disappointed

The hotel was once a beautiful place but now is very tired and run down. It has been poorly maintained in recent years. Considering its location in the heart of Big Bear Lake Village, it should be a gem. It has all the bones to be great again but it will need a lot of repairs and renovations to regain its reputation and to bring people back again. We stayed in the hotel last year and we had hoped it would have been improved by this year but unfortunately it had slid even further downward.
Look anywhere else if you're coming in the summer

The property owner refuses to spend money on maintenance or repairs. This means the air conditioning in all guest rooms is broken. Further - the condition of the rooms is fairly rough considering the price point of this hotel. You're better off at a Motel 6.
