Had 7:00 a.m. wake-up call set. Woke-up at 7:30 to discover that both phones in the room did not work. Physically, handed reception desk the phone and informed them that I was now going to be 30 minutes late for appointment. No response from employee behind the desk or call later apologizing for the inconvenience.

I felt that rate was overpriced for the service I received as well as the COLD Shower in the morning... When I checked out I was not asked if was everything to your liking or thank you for staying with us... The staff was not the most professional

I read some reviews and I would have to disagree on some of them. My stay was awesome, the staff was great, they care about the guest. The breakfast lady was great, she was busy refilling trays and making coffee. I saw the GM and the housekeeping having a meeting. My room was clean and quiet, and the beds are nice.

Traveling for business and room was 4 rooms away from elevator. Late evening and early morning I could hear the elevator door bell ring each time elevator opened. It seems that the bell could be either eliminated or volume lowered. Soda vending machine was NOT stocked with Diet cola on my floor and staff sent me to lower level to vending machines. Lower level machines were stocked, but hallway was full of old refrigerators and machines.

We were given a room on the lower level (LL), which upon exiting the elevator, had a heavy musty smell.
In the hallway, on our way to the room, there were three used refrigerators sitting in the hall. (They were there the entire time we lodged.)
We entered the room and again the heavy musty smell. Then I went to place my briefcase on the round table and the top flew up at me. It evidently was not secured to it's base. (I contacted the front desk to have fixed immediately.)
Had we been staying more then just the one night, I would have requested a different room on a different floor.
Not a good experience.

Tomas was extremely helpful in finding good places to to. There was no need for a concierge. He was great.
We got stuck in town for a day of rain, and after bouncing off the walls, the stay turned out worthwhile and satisfyi8ng. Too bad we could not have stayed one more day, but the customers needed to be served!!!

We forgot items our room and Rachel with Housekeeping Services was very nice to turn them into the front desk. Although we would have appreciated a call from the Front Desk staff that is was found. We are thrilled with the intergrity of Rachel.

this hotel is small by Holiday Inn standards, but the staff is very attentive. I notice that the same people at the front desk and kitchen area have been there for some time which speaks volumes about employee loyalty. They always acknowledge me as a priority club member and take care of anything we need, including a $5.00 refund if we don't use housekeeping.

1. Our room smelled so musty that my throat closed repeatedly.
2. Our room seemed dirty.
3. Our bathroom was dirty. The floor was sticky. The lotion was sticky and half used up. The bathtub had ground-in dirt in it. The bathtub walls needed grout, had brown mildew. The bathtub had a hair in it when we arrived.
4. When we got home our suitcases and clothes smelled of the musty hotel, as did we.
5. The walls were thin and we could hear our neighbors very clearly. We could even hear the elevator, which was close by.
6. Our room needed painting and updating badly, as did the entire hotel as far as I could tell.
7. Hallways and public areas smelled musty and looked dirty.
8. Breakfast provided in lobby wasn’t very good. Biscuits were stale and eggs were bad. The pancakes were good.
9. The coffee tasted like dishwater. We had to go elsewhere to get coffee.
10. The staff was helpful and polite.
11. We stayed at Holiday Inn Express in Springfield, MO recently. It was nice, newer, and clean. We got the suite there (I believe that’s the correct term; it has a private bath) and were very satisfied. I assumed that the suite at the HI Express in Osage Beach would be similar or the same as far as cleanliness, newness, and general appearance. It wasn’t the same at all, except for the high price!
12. Good location in Osage Beach.
13. Nice large screen TV.
14. I am picky about hotels and my husband is not. I feel certain that I’m not overreacting because he also thought it was dirty and doesn’t want to go back.

Room was small, no air conditioning in the bathroom and room smelled musty and old. About the same stuff for breakfast everyday, was pretty boring. Had to use the computer at the front desk to print out boarding passes as guest computer and printer wasn't working well. Girl at the front desk was very helpful.
There are much better hotels in this town, I know because a friend was staying in one. "Not Recommended"

It was my first time staying at this location and will definitely not be the last! Being able to be so close to all the attractions was a big help. The overall experience I had while in the hotel was outstanding. I am a pretty simple man. what I expect out of a hotel is this: clean rooms, affordable rates, lots of amenities, friendly staff, and being able to sleep through the night. all of these things were met to the highest expectation. I was most impressed with the staff. I was greeted with hellos and good mornings by all staff I was in contact with. even ones just passing by. my stay was fantastic. thank you!

My husband and I had wanted to get away for the weekend because it was the end of the semester. We were meeting up with some of my family while staying and the hotel was more then wonderful at getting us room right across from each other and making sure we had everything we needed. Once we arrived we were greeted with a friendly smile and asked how we were doing. The cleaning staff was more then friendly as well always had a pleasant smile on there faces every time we saw them. I was pleased with all of the staff if we had an issue there was maintenance that was not far away to help us. Our overall experience was amazing. We do not get away often so being able to have that much of a great experience was fantastic.

Yes, the location is the BEST!!!! Directly across from the Outlet Mall. We booked an Accessible room and my aunt (80 years old) loved all the grab bars in the bathroom!

this property is being remodeled and it should be described on website. Best thing was breakfast service, otherwise front desk staff did not really care nor were they helpful at al. As a Gold PC member I expected much better. Noisy, dirty hallways, tough parking situation

I have stayed at this hotel for each of my business trip visits. I have found the staff very accommodating and helpful. I would like to see the breakfast menu improved on. I would not dissuade anyone from staying at this Holiday Inn. It works for my needs.

Came back to this hotel because of great service...not so much this stay. Seven rooms booked by our school district trip scheduled a month in advance - when we arrived were told we needed to have documentation to use district credit card (which I had used on the previous trip). "Checked with management" and we could use and I guess were supposed to be grateful for this. Not what I've experienced here before, but will certainly think twice about staying here or any HI Express again...need to have a guaranteed level of service. Have still not received any Priority club points for the stay.

When i made me reservation i called ahead knowing that I have a large family I always check to see if a hotel can accomadate us. They told me that the room would be plenty big for me and my boys. When i got there I was a little dissapointed from the outside view but the check in went okay, the pool was a bit small but I was just happy to have a hotel with a pool for my kids. Once we pulled around to the side and started to unload we realized that only one of the cards she had given us actually worked, not a huge deal. We got to our room and the bathroom was spacious but the rest of the room was very crammed. With my husband and I, and our 3 children we were all just sitting on top of eachother. Right away I noticed that there was still a toy in the corner of the floor from the last people who had stayed there. We immediatly decided that we had to get outta that room so we went swimming. When we got back, we pulled out the couch bed so I could make it but found food crumbs in the bed and underneath the couch looked as if it hadnt been vacuumed all year, we decided to move the bed facing the other direction to try and make more space and when we did, some kind of smoking pipe fell out of the couch. At that point it made me wonder if they had even cleaned the room at all or had just remade the bed. Once the couch bed was pulled out, it literally was touching the other bed everything was so crammed in there. We decided then that we could not stay there all week so I went down to the front desk and explained to the lady that the accomadations were not what we expected and I needed to see what we could do to cancel the rest of the week. She looked at me and said "i'll just get them canceled then" very rudely and didnt take the time whatsoever to find out why I was canceling several hundred dollars worth of reservations. Working in customer service myself, you do whatever you can to keep your guest happy. This was very obviouisly not the case here.
We left the next morning by 7 because we were all so uncomfortable in the room, and found a resort to stay at instead.
I would not recommend this hotel to anyone with children, or anyone who feels the need to be clean.

If you are visiting for Leisure time-this is a Great staff!!! Friendly, Helpful and willing to make your stay Exceptional!!
The location makes it easy to visit the outlet mall,good resturants and lake area.
Christie was exceptional in her help to resolve a computer issue-she even offered to let me use her office, her computer ,while they worked the resolution-Thank You!!!
Great place for Family,children-nice pool and exersize area. Large selection of directory's for "Things to do " in the area.
Rooms big and comfortable, the elevator makes a little noise-overall a Great Stay. will stay again and I can easily recommand that you choose this motel!!

Check in at the hotel was amazing. The front desk was absolutely friendly and made us feel very welcome. I was recognized at as PC member. Since, I had just booked my room on my way to Osage Beach they did not have my room key and registration ready. That was fine. I was hoping for a quite weekend as I stated at check in. I was placed right next to the elevator and men's bathroom. Needless to say that it was not a quiet weekend at all. We could hear the toilet flushing from the public bathroom and the elevator constantly. I figured asking for a quiet spot in the hotel was enough of a statement that putting us next to the public area should be out of the question. I would have paid for an upgrade if one was offered. I just wanted to sleep and relax. The breakfast bar was another situation. I figure at 7a there would be stocked food and hot coffee. Not the case. Does not help that there was no breakfast attendant. I was told that the hotel had a multitude of guest walk-ins that evening of my arrival so a dedicated breakfast attendant should have been on premises. I don't choose IHG for substandard service and diminished quality. I expect that service and quality is upheld at any IHG property accordingly. The front desk staff was very polite and very helpful. I definitely enjoyed each team member I encountered my entire stay. They are wonderful!

I want to say the team at the osage beach motel were all great! Breakfast was good. the "business center" is in the middle of the breakfast room-but worked. They had hot coffee at night!
The problem is that the Facilities, Rooms,Elevators,parking lot need a lot of work. the room was very "RUN Down" not like other Holiday Inn express - The elevator made a noise. The elevator ccarpet was dirty,needed to be vacummed. Their was an "odor" -smelled like a "dusty odor" like the carpets were vacummed but with a dirty vacuum. -both elevator,room and 2ad floor that I was on.
the room was clean- just not to Holiday inn Express Standards.
Breakfast was fine, no cinnomon buns-they bought donuts in a box?
Very nice team and would be a good stay if the Facility was upgraded-needs it so Bad!! So sad.
I visit 1 to 2x a month and will either stay in columbia or choose another location. Sorry, I can not recommand this facility due to its poor condition.

Short and sweet: Incompetent staff ("not allowed to email me my invoice"), room was substandard at best. Very dated decor. To sum up, find someplace else to stay........
