I come to Rochester often, and always enjoy this location. It's convenient, has a lot going on nearby -- and the staff always remember me!
The cleanliness is wonderful. Even during the recent renovation they managed to have everything clean.

The staff was friendly and helpful. Downfalls were that you could hear everything going on in the hallway, one ice maker downstairs at the other end of the building, no electrical outlets at the desk for laptop and pictures were ripped off the wall with exposed drywall holes. I have stayed in a lot of Holiday Inn's and this one ranks at the bottom.

This hotel does great with what it has. The rooms are clean and the staff very friendly and helpful. The only downside is that the hotel feels very dated and is in need of upgrades. Overall, decent value for money.

It's an HI Express, which means you are going to get a clean, quality room with many amenities but will pay an average price for good hotel rooms. There are cheaper hotels in the area, and you take your chances with quality. The hotel oddly has two separate buildings with parking between. I prefer the main building; the second building feels a bit isolated and distant from amenities and staff. Parking is not ideal, as there are more rooms than apparent parking spaces. Overflow parking is behind an adjacent restaurant; not ideal but it works.
There is little within walking distance, but a number of restaurants and a mall a short drive away. Best of all, for me, it is just seconds off the highway. This gives me ready access to the entire city with no difficulty; a very convenient location. No pool and small exercise room, but these are not things I use so they have no importance. Well insulated and very quiet rooms are essential, and this hotel has those done well.
Thankfully this hotel has its priorities right. It is not one of the hotels announcing a million dollar lobby, where you spend 3 minutes at check in, while rooms continue to need updates. The rooms are quite nice and well furnished, as they should be, while the lobby is nice but not opulent, which shows the correct priorities.
As I travel to Rochester every month or two, I have added this hotel to my contacts in my cell phone. After all, when you have found a hotel that is clean and works well, why keep searching? This one is becoming the regular hotel for this business traveler.

Difficult to control sunlight entering the bedroom early in the morning. Bed was uncomfortable so sleep quality was poor. Bathroom needs a working fan to clear air.

You need a large flag or bright sign as we almost missed the entrance to the hotel. It is very camoflaged in the strip mall it is in and the sign just doesn't stand out.
I'm sure people drive by all the time and just don't see the place.
